  • When you initiate an inquiry (email) to us through an Independent Listing Service (ILS) like Zillow, HotPads, CraigsList, etc., that we may advertise on.


We parse information contained the inbound email we receive from the ILS. Parsed data from the email may include, your name, the apartment address you’re interested in, your phone number and email address, and your income and credit range that you may have self reported to the ILS vendor.


We use that information to send you a personalized email or text message responding to your request that directs you to our website. We may also use that information in the normal course of providing you with a service.


  • When you pre-qualify on our website.


Our website includes a Pre-Qualification form. If you choose to pre-qualify we collect personal information that includes name, phone, email, income, self-reported credit score, number of occupants (adults and children), Section 8 status, and monthly loan payment amounts.


We store the information you provide in a database and use the information to calculate a pass / fail result (Pre-Qualified or not Pre-Qualified) based on criteria that Rent Rabbit establishes that are consistent with applicable Fair Housing laws. The pass / fail result is based solely on your self-reported data submitted through the Pre-Qualification form, no external or third party data is accessed or used in the Pre-Qualification determination. This information is used to determine your pre-qualification status (pass / fail), unless you give us permission (opt in) to use it in another manner, for example to use with one of our mailing lists.


  • When you click the Facebook button for our Fresh Chance service.


You may have the opportunity to connect to Facebook from our website when you use our Fresh Chance service. If you opt in and use this service we will collect and use in accordance with this privacy policy any and all information you agreed that Facebook could provide through its API. Your agreement (and the access to your information) takes place when you instruct, accept or allow a Facebook connection by clicking the Facebook button on our Fresh Chance score website page. The information accessed, collected and stored may include the following, among other information, as allowed by you, Facebook’s API, Facebooks policies, and your Facebook privacy settings.

  • When you submit our online apartment application form.


Our website includes an online application form. If you choose to apply for an apartment we collect personal information that includes, for the applicant and any co-applicants, name, phone, email, number of occupants (adults and children), Section 8 status, social security number, date of birth, prior landlord history, pet information, credit card information (for the application fee payment processing). We may also ask you to upload to the application form, pictures of your (and any co-applicants) government issued photo ID, two most recent pay stubs, most recent year filed 1040 tax return (front page only), and other documents as may be necessary to validate other sources of income.


We will use your personal information to process your application fee and conduct a screening process and/or produce a screening report or provide your information to a screening company in order to obtain a screening report. The screening report may include credit information. Under the Fair Credit Reporting Act (15 U.S.C. 1681 et seq.), you may have the right to access, view and correct credit information relating to you held by a credit bureau by contacting the credit bureau.


Third-Party Services


We employ third-party companies and individuals on our website or to perform required services - for example, payment processors for processing application fees and move-in fees; analytics providers and content partners; analytics / credit scoring & decisioning providers; cloud applications for data integration, data parsing, data storage, email and text messaging and appointment scheduling. Retention and Destruction of Personal Information.


In order to provide you with the products and services you request, answer questions you may have about the products and services provided, and for our own accountability to external regulatory bodies, we retain your information for a period deemed reasonable under the circumstances. Information stored in client and contact directories are more difficult to systematically destroy, so we remove such information from time to time when it appears we will no longer have a need to contact you, however we will promptly remove such information upon your written request. Paper files containing personal information are destroyed by shredding, and we destroy electronic information by deleting it.
